The 10th arrondissement: a booming rental district

The 10th arrondissement has become one of the most dynamic districts in Paris. The Canal Saint-Martin, Rue du Faubourg-Saint-Denis, Marché Saint-Quentin, Gare du Nord and Gare de l’Est make up a district that’s popular with travelers in search of authenticity and local life. Its strategic location, at the crossroads of Eurostar, Thalys and metro lines, makes it a privileged point of entry for international visitors. Fructifly supports property owners in the 10th district with rental management tailored to this cosmopolitan neighborhood. We understand the specific characteristics of the area: high demand both during the week and at weekends, a varied clientele (tourists, business travelers, families in transit), older buildings requiring special attention to reception and cleanliness.

Legal framework for tourist rentals in the 10th district

The 10th arrondissement is subject to the same obligations as the rest of Paris when it comes to furnished tourist rentals.
  • 90-day cap: the main residence can only be rented out as furnished tourist accommodation for 90 days a year since January 2025. Airbnb automatically blocks your calendar. Non-compliance exposes you to a fine of up to €15,000.
  • Compulsory registration: each property must be registered and assigned a 13-digit number displayed on all ads. The Declaloc platform has been centralizing this process since May 20, 2026. Failure to do so will result in a €1,500 fine.
  • Energy diagnostics: G-rated properties have no longer been eligible for tourist rentals since 2025. The threshold will be raised to F in 2028, then to E in 2034.
  • Co-ownership vote: the Le Meur law authorizes a co-ownership to prohibit seasonal rentals by a two-thirds vote. We analyze this risk before each mandate.
  • Visitor’s tax: collected from travelers and paid to the City of Paris by us. No action required on your part.

How much can an apartment in the 10th arrondissement fetch in short-term rentals?

The 10th district offers excellent value for money for travelers, which translates into high occupancy rates. A well-located studio or two-room apartment (Canal Saint-Martin, Gare du Nord, République) can generate between €1,900 and €2,800 per month. Our free estimate gives you a clear picture of the potential.
14% of revenues actually earned, without surcharge. This rate covers all our services: ad creation, photography, cleaning, linen, consumables, reception, maintenance, dynamic pricing, passenger communication and monthly reporting.
The main residence is limited to 90 days per year for furnished tourist accommodation. For a second home, a change-of-use authorization is required. The mobility lease (1 to 10 months) offers a legal solution for occupying your calendar beyond the ceiling.
Our priority is to review your co-ownership by-laws. The Le Meur law gives co-owners the option of voting for a two-thirds ban. We will inform you of the situation before any investment on your part.
Since May 2026, everything goes through Declaloc. You get a 13-digit identifier to display on your ads. Fructifly takes care of the whole process for you, from declaration to follow-up.
The entire rental value chain: advertisement writing, photography, multicasting, yield management, 24/24 passenger exchanges, key delivery, cleaning between stays, linen and welcome products, ongoing maintenance, tourist tax and full monthly reporting.
Between 5 and 7 working days separate our first exchange from publication. The photo report and description are completed within 48 to 72 hours of our on-site visit.
No, there’s no minimum term. You are free to end our collaboration at any time. We simply ask that you allow a reasonable period of time for stays already booked.
Absolutely. The 10th district’s strategic location, between international train stations and business districts, makes it a highly sought-after area for expatriates, interns and professionals on long-term assignments. The mobility lease (1 to 10 months) is an ideal formula that we manage in its entirety.
