Renting on Airbnb in Paris in 2026: regulations

Paris applies one of the strictest regulations in Europe.
  • Main residence: you can rent out your main residence for up to 90 days a year (compared with 120 days before 2025). Airbnb automatically blocks your calendar. Exceeding this limit can result in a fine of up to €15,000.
  • Mandatory registration number: all furnished tourist rentals in Paris must be registered with the town hall. The 13-digit number must appear on every advertisement. As of May 20, 2026, the Declaloc platform has centralized these registrations. Failure to register can result in a €1,500 fine.
  • Minimum EPD requirements: since 2025, G-rated properties can no longer be rented as furnished tourist accommodation. The threshold will rise to F in 2028, then to E in 2034.
  • Co-ownership regulations: since the Le Meur law, a co-ownership can prohibit furnished tourist rentals by a two-thirds majority (instead of unanimously). We systematically check this point before any rental.
  • Tourist tax: we automatically collect the tax from travelers and pay it to the City of Paris. You don’t need to do anything

The owner receives rental income without having to manage day-to-day operations.
Rates generally range from 15 to 30% of rental income, sometimes with additional fees. At Fructifly, we charge a one-time commission of 14% on revenues actually generated, with no hidden fees or monthly subscriptions.
As of January 1, 2025, the maximum rental period for a principal residence in Paris is 90 days per calendar year (previously 120 days). Airbnb automatically blocks your calendar once this threshold is reached. For a second home, rental is only possible with a change-of-use authorization.
Yes, all furnished tourist accommodation in Paris must be registered with the Mairie. The 13-digit number is mandatory and must appear on every advert. Failure to do so can result in a fine of €1,500 per ad. Fructifly can take care of this for you.

Yes, we also offer complete management of properties under a mobility lease (1 to 10 months) for owners looking for a complementary or alternative solution to seasonal rental. Mobility leases are not subject to the 90-day limit.
