Tourist rentals in the 3rd district: regulatory framework 2026

The 3rd arrondissement applies Parisian regulations to furnished tourist rentals.
  • Annual limit: the rental of a principal residence has been capped at 90 days per calendar year since January 1, 2025. Beyond that, Airbnb automatically suspends your calendar. Any infringement is punishable by a fine of up to €15,000.
  • Registration number: each meublé de tourisme must have a 13-digit identifier, displayed on all ads. Since May 20, 2026, registration has been carried out via the Declaloc platform. Failure to do so will result in a €1,500 fine per advert.
  • Energy performance: since 2025, G-rated properties have been excluded from furnished tourist rentals. The threshold will be raised to F in 2028.
  • Co-ownership: the Le Meur law now authorizes a co-ownership to prohibit tourist rentals by a two-thirds vote. We systematically audit this point before any rental.
  • Tourist tax: collected from travelers and paid to the City of Paris by Fructifly. You don’t have to do anything.
