Seasonal rental regulations in the 4th arrondissement

The 4th arrondissement is subject to Paris municipal regulations on furnished tourist accommodation.
  • 90-day cap: since January 1, 2025, renting out a primary residence is limited to 90 days per year. Airbnb automatically blocks your calendar beyond that. Any excess can result in a fine of up to €15,000.
  • Mandatory declaration: every property offered for rental must have a 13-digit registration number, visible on all ads. Since May 20, 2026, the Declaloc platform has been centralizing this process. Failure to do so carries a €1,500 fine.
  • ECD: G-rated properties have been excluded from furnished tourist rentals since 2025. The threshold will be raised to F in 2028.
  • Co-ownership: the Le Meur law allows co-owners to vote for a two-thirds ban on tourist rentals. We systematically check this point beforehand.
  • Tourist tax: collected from each traveler and paid to the City of Paris by us. You don’t have to do a thing.
