Short-term rentals in the 1st arrondissement: legal framework 2026

The 1st arrondissement follows the particularly strict Paris municipal regulations.
  • Main residence: rentals have been permitted for up to 90 days a year since January 1, 2025. Airbnb automatically suspends your calendar beyond that. Any excess can result in a fine of up to €15,000.
  • Mandatory declaration: each meublé de tourisme must have a 13-digit registration number, visible on all ads. Since May 20, 2026, the Declaloc platform has been centralizing these procedures. Failure to do so will result in a €1,500 fine per advert.
  • Energy performance: since 2025, G-rated properties have been excluded from furnished tourist rentals. The threshold will be raised to F in 2028.
  • Co-ownership: the Le Meur law now allows co-owners to prohibit tourist rentals by a two-thirds majority. We systematically audit this point before any rental.
