Regulations governing furnished tourist rentals in the 2nd district

The 2nd arrondissement is subject to the same obligations as the rest of Paris when it comes to tourist rentals.
  • Annual cap: rental of a principal residence has been limited to 90 days per calendar year since January 2025. The Airbnb platform automatically blocks bookings beyond this limit. Failure to comply with this rule is punishable by a fine of up to €15,000.
  • Town hall registration: all furnished tourist accommodation must be registered and assigned a 13-digit number, which must be displayed on every advert. Since May 20, 2026, the procedure has been carried out via the Declaloc national platform. Failure to register: €1,500 fine.
  • Energy performance diagnosis: since 2025, G-rated properties are no longer eligible for tourist rentals. The threshold will be raised to F in 2028, then to E in 2034.
  • Co-ownership vote: the Le Meur law authorizes a co-ownership to prohibit seasonal rentals by a two-thirds vote. We analyze this risk before each new mandate.
  • Tourist tax: automatically collected from each traveler and paid to the local authority. Fructifly manages this tax obligation in its entirety.
