Renting on Airbnb in the 18th district: regulatory framework 2026

The 18th arrondissement applies Parisian municipal rules governing furnished tourist rentals.
  • 90-day limit: the rental of a principal residence has been capped at 90 days per calendar year since January 1, 2025. Airbnb automatically suspends the schedule beyond that. Exceeding the limit is punishable by a fine of up to €15,000.
  • Registration number: every meublé de tourisme must have a 13-digit identifier, which must be displayed on every advert. Registration has been handled by Declaloc since May 20, 2026. Failure to register: €1,500 fine.
  • Energy performance: since 2025, G-rated properties have been excluded from tourist rentals. The threshold will be raised to F in 2028.
  • Co-ownership: the Le Meur law allows co-owners to vote for a two-thirds ban on seasonal rentals. We systematically check this point before any rental.
  • Tourist tax: collected directly from travelers and paid to the City of Paris by Fructifly. You don’t have to do a thing.
