The 15th: a residential district with strong rental potential

The largest and most densely populated arrondissement in Paris, the 15th offers a sought-after residential setting, just a stone’s throw from the Eiffel Tower (Champ-de-Mars south side), Parc André Citroën, Rue du Commerce and the Beaugrenelle district. Its family-friendly atmosphere, street markets and proximity to the Porte de Versailles exhibition center make it a crossroads for tourists, business travelers and extended stays. Fructifly helps property owners in the 15th district make the most of this underestimated potential. Our knowledge of the area enables us to segment demand: tourists taking advantage of the proximity of the Eiffel Tower, professionals travelling to trade shows at Porte de Versailles, families looking for a quiet, shopping district. Each advert is designed to appeal to the right clientele.

A four-step process to get you online quickly and to welcome travelers with care from the very first days.

1

Valuation and analysis of your property

We evaluate your apartment according to its location in the 15th district (Commerce, Beaugrenelle, Vaugirard, Grenelle, Convention, Porte de Versailles), its surface area and its amenities. You’ll receive a quantified income projection before making any decisions.

2

Administrative and regulatory framework

Verification of the co-ownership regulations, assistance with registration on Declaloc and obtaining the 13-digit number, control of the DPE. We secure every formality upstream.

3

Ad creation and posting

Professional photo shoot highlighting the residential setting and neighborhood assets, optimized copywriting with targeted taglines (Eiffel Tower, Porte de Versailles, Commerce), English translation, publication on Airbnb, Booking and major platforms.

4

Turnkey day-to-day operation

Management of reservations, reception of travelers, professional cleaning, supply of linen and consumables, maintenance, 7/7 assistance. You can consult your results via clear, comprehensive monthly reports.

5

Payment and financial reporting

Each month, your net revenue is transferred to your account after deduction of our 14%. The monthly report details room nights sold, gross and net revenue, occupancy rate and passenger satisfaction.

Regulation of tourist rentals in the 15th district in 2026

The 15th arrondissement is subject to Parisian municipal obligations regarding furnished tourist rentals.
  • Annual cap of 90 days: since January 1, 2025, the main residence can only be rented for 90 days a year. Airbnb automatically blocks bookings beyond this. Exceeding this limit carries a fine of up to €15,000.
  • Mandatory declaration: each meublé de tourisme must have a 13-digit registration number, visible on all ads. Since May 20, 2026, the procedure has been centralized on Declaloc. Failure to do so will result in a €1,500 fine.
  • ECD: G-rated properties have been excluded from tourist rentals since 2025. The threshold will be raised to F in 2028, then to E in 2034.
  • Co-ownership: the Le Meur law gives co-owners the option of prohibiting seasonal rentals by a two-thirds vote. We check this point before each new rental.
  • Tourist tax: collected from travelers and paid to the local authority by Fructifly. No action required on your part.

Everything homeowners in the 15th arrondissement need to know before entrusting their property to us.

How much does an apartment in the 15th arrondissement earn on Airbnb rentals?

Thanks to its size and diversity, the 15th district offers variable but solid returns. A well-placed two-bedroom apartment (Commerce, Beaugrenelle, Grenelle) can generate between €2,000 and €2,900 per month, depending on proximity to points of interest and the quality of the listing. We’ll give you a free, personalized estimate.
14% of actual rental income, with no surcharges. This rate covers all our services: ad creation, photo shooting, cleaning, linen, consumables, reception, maintenance, dynamic pricing, traveler communication and monthly reporting.
Primary residences are limited to 90 days per year. For a second home, a change-of-use permit is required. Mobility leases (1 to 10 months) are a useful alternative, especially during trade fairs at Porte de Versailles.
We examine your condominium bylaws from the outset. The Le Meur law allows GMs to vote for a ban by a two-thirds majority. If the co-ownership authorizes it, we immediately move on to the next steps.
Since May 2026, registration has been carried out via Declaloc, the national platform. You receive a mandatory 13-digit number on each ad. Fructifly takes care of the entire process.
Full rental management: writing and publication of advertisements, professional photography, multicasting, dynamic pricing, 7/7 traveler communication, check-in and check-out, professional cleaning, linen and welcome products, maintenance, tourist tax and detailed monthly reporting.
Allow between 5 and 7 working days between our first exchange and the actual launch. Photo shoots and copywriting are completed within 48 to 72 hours of our visit.
No. We operate on an open-ended basis. You can stop working with us at any time, with just a few days’ notice, in order to honor stays already booked.
Yes, the mobility lease (1 to 10 months) is particularly relevant in the 15th district for exhibitors and professionals taking part in the Porte de Versailles trade shows, as well as for families in transition. We manage the entire process.
