Regulation of Airbnb rentals in the 9th district in 2026

The 9th arrondissement is subject to the regulatory requirements applicable to the whole of Paris.
  • 90 days a year: since January 2025, the main residence can only be rented out as furnished tourist accommodation for 90 days per calendar year. The Airbnb platform automatically blocks bookings beyond this limit. The offence is punishable by a fine of up to €15,000.
  • Mandatory declaration: all furnished tourist accommodation must be declared and assigned a 13-digit number, visible on every advert. Since May 20, 2026, this has been done via Declaloc. Failure to register: €1,500 fine.
  • DPE: G-rated properties have been banned from tourist rentals since 2025. The threshold will rise to F in 2028, then to E in 2034.
  • Co-ownership: the Le Meur law authorizes co-ownerships to prohibit seasonal rentals by a two-thirds vote. We check this point before each new mandate.
